How To Qualify
Qualifying for the eREIT Agreement is a simple process with a focus on helping you clearly understand all the steps, options and conditions required.
The first step is to pre-qualify your property, which can be done in real time working with My eREIT staff. At that time, we would outline your preliminary terms for a My eREIT Agreement and work to ensure that you fully understand all of the steps, options and conditions required.
You would then complete our application package, which contains information about you and your property. When we receive your application materials, we will promptly take steps to verify your personal credit history, mortgage loan information, and foreclosure status. We will also order one or more valuations of your home from independent third party appraisers.
Here are some of the criteria we currently use to determine eligibility for the eREIT Agreement:
- Owner-occupied single family home, townhome, condominium, or multi-family home.
- Well maintained homes and not unusually at risk from natural or environmental hazards.
- Proven ability to repay a lease payment.
If we make a final determination that you and your home qualify for an eREIT Agreement, we will extend to you a written proposal that will include the specific terms that we would be willing to offer to you. The proposal will include the details regarding the Pre-foreclosure Sale, what will be the Leaseback term and payment, what will be the total Purchase Option Exercise Price, and describe any contingencies associated with our proposal, such as, further inspections or the need to clear up any problems concerning the property's ownership of record. Once you accept our proposal, we will coordinate the clearing of any remaining contingencies and the signing of all documents required to complete the transaction.
